Offer To Purchase - An Offer to Purchase is a
document that sets out the terms and conditions for the sale of
the property. It sets out the property address, selling price, mortgage,
land contract, cash sale, inspections, warranties, contingencies
such as, will purchase property if purchaser's current home sells,
etc. Usually the purchaser delivers the Offer to Purchase to the
seller. Before you sign the Offer to Purchase please have an attorney
review the Offer to Purchase, because once you sign the Offer to
Purchase it is a binding contract and an attorney cannot change
it after the fact.
Seller's Disclosure Statement - A Seller's Disclosure
Statement is a document where the seller list all of the current
and past defects of the home. The biggest mistake a seller makes
is that he or she does not list every single defect no matter how
small and even old defects that seem to be fixed. If the basement
walls leaked in the past but does not leak now it still needs to
be disclosed.
Title Insurance - An insurance company will insure
that the title to the property is free and clear of any outstanding
mortgages, liens, taxes or even unknown title holders who have a

Closing Papers - The real estate industry has
created an incredible amount of documents in order to do a real
estate closing. Please contact Robert D. Paulbeck to assist you
with all of these documents. However, there is one closing document
that needs to be mentioned and that is the Deed.
The Deed is like a title to a car in that it shows that you own
a particular piece of property. It is critical that the Warranty
Deed or Quit Claim Deed is correct, because if it is not, you could
be purchasing a house or land down the block and not the one you
intended.
